How much is commercial asphalt sealing.
The price is determined by the square footage of the area and the condition of the sub-base. Our representatives will provide you with an exact estimate when they come out to see you.
What is asphalt sealcoating, and why is it important for commercial properties
Asphalt sealcoating involves applying a protective layer over asphalt pavement to shield it from damage caused by UV rays, water, and chemicals. It extends the life of the pavement, enhances its appearance, and prevents costly repairs.
How often should commercial asphalt be sealcoated?
Sealcoating should typically be done every 2–3 years, depending on traffic volume and environmental conditions. Regular maintenance ensures optimal protection and durability.
What preparation is required before sealcoating?
The surface must be cleaned thoroughly, and any cracks or potholes should be repaired. This ensures the sealcoat adheres properly and provides even coverage.
Can sealcoating be done in all weather conditions?
No, sealcoating requires dry conditions and temperatures above 10°C (50°F) for proper curing. It’s best scheduled during spring, summer, or early fall.
What type of sub-base do you provide and what type of gravel do you use?
If the sub-base condition contains 6” or more of crushed stone then we will supply the necessary ¾ crushed stone (Typically using ¾ crusher run.). We sometimes also use recycled crushed stone which if applied adequately will compact just as well.
How long should I expect asphalt area to last?
A newly paved area on average should last 15 to 20 years depending on the severity of our Canadian weather conditions.
How long does the sealcoating process take?
The process usually takes 24–48 hours, including curing time, but this may vary depending on the size of the area and weather conditions.
Can you explain the process for commercial/industrial paving?
We begin by removing and disposing of all the existing asphalt. Then an inspection of the sub-base is done to ensure that there is adequate crushed stone and if not, depending on weight and traffic factors we will then supply up to 6” or more of crushed stone material. After this process, we then fine-grade the sub-base to ensure proper water drainage to any existing catch basins on the premises. We then provide and install two layers of commercial grade asphalt (2” compact of HL8 –binder coarse and 1 ½” min. of compact HL3 type asphalt for top layer.). We always use heavy commercial type rollers to consolidate the asphalt and use rubber tire rollers to eliminate all segregation lines from the entire finished surface.
